@Stephanie D.I made the mistake of hiring unlicensed trades on my second rehab (trying to save money) and it cost me almost double in rework and permitting issues.

@Bradley CineI believe you need to rework your closing costs and rehab then recalculate to get a better ouput.

The framing is easy but would require reworking the exterior trim and siding. 

This additional layer of paperwork would be a pain, do I need to rework my lease to add verbage for a cosigner?

That is absolutely insane unless they have to run it for a mile to get to your property.If it were a flip I would rework the well no question....

Sorry, but that just isn't how RE works.

I'm not even remotely that guy, but luckily I have some good and knowledgeable friends and family to guide me.That said, I'm in the process of reworking my budgets and estimates now. 10k seemed to work for me, but if experienced people are saying it's too low, then I'm going to do the due diligence.

Where as the 65k after I re-worked my spreadsheet came in a few % over my numbers.

Good to notate if you were to do a loan modification with the owner and re-work out new terms.
