If you're going to do it alone, make sure you your due diligence: estoppels, inspection, review, consult with a local attorney familiar with the local regulations, etc. and good luck.

Some lenders offer discounts to return borrowers so maybe look into both flip and DSCR rates when finding a lender. 

They had a beautiful listing and 14 great reviews but their calendar was wide open.

Since STR “lives” on reviews, being “right” because of the contract the guests signed might be the most expensive “right” you’ve ever experienced.So what’s left for the “wanna be” STR investor in today’s market?  

The problem is, and here's where I really screwed up, is that now I'm told by lenders that because we have a commercial tenant banks won't refinance the property.

Specifically:Will the lender only consider the rental income from the two legally zoned units, even though all three rental incomes are declared on your tax return?

I'll check around with some lenders to see what they share about their comfort with the timeline - whether HELOC or not.
