Once the trash bin is at the curb and emptied (second violation), how does it get retrieved if the tenant has already moved out?

I screen the humans and the animal, I don't care if it's a golden retriever or a Rottweiler.

What does the forum think about a potential tenant with a dog (lab retriever).

Please share your wisdom, ideas and advice on how I can best hold the rental and retrieve some of my equity to reinvest.

There are companies that do courthouse research (mostly probate) to resell and they do ask for certain information off the case docs but the pay was too low and I didn’t take the job, so I can’t be sure of how much info they are retrieving.

I also plan to attach a personal photo of myself with my golden retriever (to add a personal/sentimental touch to the mail.)

My dog is trained for mobility tasks, and retrieval and fetching tasks.
