If congress does not completely restructure the FHA loans, at 3.5% down, at 5% apr, with homestead, living and renting in a duplex seems pretty much, amazing.However, I have much to learn, and have the time to do so, as this won't be a possibility to my knowledge until upon I graduate.

I have a question I need some help with from the more experienced Brokers, Mortgage Bankers and Real Estate Professionals in the forum.I have a client that is considering purchasing non performing notes from some of my lenders I work with for a substantial discount on the unpaid balance.They want to then go back to the noteholders and forgive the past due amount and restructure the note at a higher interest rate for forgiving the past due amounts.While this is a really sound idea, I am curious to know if it is legal, or furthermore, if there are any issues with them selling off the notes at a later date as performing once they are restructured.Just curious to know if any of the others have any experience with this.

Since we're not really doing any major restructuring (a couple bathroom walls, and a closet, I think we can handle that and framing with some help.

I'd generally agree.Though, one of my best tenants did have a "minor" (restructuring) bankruptcy in 2008.

The hassles might not worth it even with the 37 cents on the UPB.My purpose is to buy the package and then re-sell some notes for cash and keep some and restructure the notes so they become affordable with the property owners (assuming they want to keep it).

I would not take a swing at the first thing you see or I would consider restructuring the deal as a property manager so you can gain land lording experience while the property owner can have peace of mind.
