We bought it for $27,000 9/25/13 and put $10,800 in rehab which included stablizing the foundation with 9 beams and leveling the floors, refinishing hardwood floors, re-converting 2br to 3br., tub surround, kitchen/bath flooring, texture and paint int., new ceiling fans throughout.

I even put an additional 10K into refinishing hardwood floors and new interior paint in my only three year old house to try and sell it while it sat vacant.

I for one am perfectly happy with painting old cupboards and putting a few good coats of wax on a wood floor, instead of refinishing it.

It would be awesome if the hardwood could be refinished once the carpet is pulled up. ...but I have a feeling the hardwood is probably stained and smelly too.

If you can get the smell out but not the stains, refinish the floor in a dark color to help hide the stain.I have not found Nature's Miracle to be of much use,

All the other houses are within 100sqft of this one.It needs paint, new appliances (low end stainless) in the kitchen, a tile counter top (diy) and to have the hardwoods refinished (diy also).I put a conservative estimate of $10,000 into repair/renos and the current list price is $112,900.
