My property in that price range bought recently is negative cash flowing. 

I would think it would rent well in the 1,350-1,450 range, above that it will be tougher.

As seen above, average rates were in the 6.5% range and projections for both MBA and Fannie showed projected higher rates before they came back down.

For a regular 1031 you will find a range of prices from 900 ish to 1500 ish for a complete exchange. 

@Rob Ross Generally speaking there are plenty of opportunities in the 8% range, and a few that go higher.

I’ve been exploring MF properties because complexes in the $1M to $1.5M range appear to generate better NOI.
