In my area it is common for landlords to pay for heat which promotes a lot of abuse with the system in that tenants keep the heat at unreasonably high temperatures and often open the windows in the dead of winter when it can be -20 out.

More people are doing residential real estate nowadays due to online education, social media promotion and community like BP and deals are harder and harder to come by. 

Every 5 years there will be a legitimate strategy that gets promoted as the newest "Get rich tomorrow" BS that gets overhyped by the sharks. 

Typically reno scope/rents/insurance/etc. are very market-specific, so building your analysis muscle for your chosen market is important so that you go in with the best possible chance to make an educated choice on purchasing.

I mean material as recently as late 2022 was totally off-base-- the real estate rookie bootcamp, you had porfer Morby on here, the Carl twins that promote STR as recession proof, the list goes on.

@Laura Ozols  Im considering the Hero loan only because I intend to pay off the balance in full before the 18 month promotional period expires.  

As real estate-focused accountants we cannot promote our services on BP as it is against forum rules.

This is just for practice for now so the most important thing is just looking at the numbers to gain an understanding, don't put too much pressure on it at this point, it's a muscle you have to build by doing reps. 2.

In my opinion, there are also more that are not so good and several promotional companies that do the industry no favors.
