@Mian RizwanActually people in certain professions and people above certain thresholds of income or credit score do get these solicitations all the timeOften, but not always, the rates quoted are introductory rates and may be good for 6 months - 18 months.Years ago I received an offer for ‘up to $200,000’ signature line of credit at a very attractive rate.

I have another profession so don't want to have a f/t career in RE per se, but my husband and I have almost completed our first flip in Memphis and I would like to use it in our business and maybe work other deals. 

I value the inspectors work and insight it's his profession for the last 20 years or more, and he's not biased and no conflict of interest on the property.  

Looking into real estate investing to help subsidize FIRE from my profession as a physician. 

I'm still new to this but I know enough from my daily profession (architect) to know a good deal/area when I see it.

My profession also lets me see that I am on the wrong side of the table when it comes to these types of deals/developments.

Many many professions require something similar. 

We could take an owner's draw from the business, but we don't need to since we are both gainfully employed in other professions.

But I was talked out of the profession (that's a whole other story).

Looked at townhouse since it would be easier to manage due to traveling required for profession.
