Your income needs to be 100x it and you need to invest 10% of your net(so less than $5mil) annually in structured product type investing incl RE, let it season for 3-5 years, re-invest the first bit of profits and by year 8-10 you should be comfortable.$500k annual income is alot for your average folk, but it's not "retire me" income at all.

I'd be interested in hearing from condo investors about why this real estate product makes sense even with the low COC returns and HOA fees that cannot be influenced?

I know the production homebuilders sell lots way in advance, but I think that's a whole different ballgame.

This tactic is unlikely to be productive when there is a large delta in rate.

Assuming that they aren't simply lucky in market timing, excessive in leverage, or excessively risky, why do you think that some companies and leaders ARE able to duplicate the ROI driving expertise and/or improve personal-business productivity in a way that allows scalability?

For value add you need to buy deep, have reputable contractors, and understand different financing products + creative finance.
