Just wanted to chime in from a tax perspective, something to keep in mind and plan to have some discussions with your CPA:Using the property for personal use during the year will prevent you from recognizing some expenses on your property.

All rooms get punchcode locks, no key locks anywhere on site so members don't have access to lose keys or prevent anyone access. 

Tight tenant screening is always a key factor in preventing costly evictions. 

I am hoping to find a single family home that I can "BRSTRHHRR" (buy, reno, Short term rent|House Hack, refinance, repeat) by creating a separate living space in a single family home that can be STRed (this is due to local restrictions in my town that prevent STR in multifamily properties). 

I think it's about preventing abuse so you don't lose thousands. 

There may be an abundance of STR-preventing ordinances (or a lack of legit STR managers) in an area that would make following your recommendation difficult.

I guarantee it would be a big issue and there would be talk of how things can be corrected or prevented from such a rate of such.
