As much as I hate annuities, you might speak with an annuity agent about the employer awarding a bonus in the form of a single premium deferred annuity invested in index funds and that you do not have the right to access until a date certain and then a full payout over time.

There would be or can be if I advise on an individual basis in a specific note, I'm not willing to take $500 on payments or charge a % of some profit and take on that liability, that won't even cover my insurance premium.

A $200,000 duplex might have identical rents in municipality “A” and municipality “B” but the property tax rates will vary, local regulations will dictate licensing requirements, labor rates will vary & the particular location will dictate insurance premiums since insurance carriers will weigh local replacement costs and whether the municipality is viewed as being a “plaintiff friendly” in arriving at insurance premiums.Better situated assets will attract better tenants.

Both are good options, the problem with Turnkey is that sometimes you are paying a premium price and you may not have much appreciation.

. :).I get it on these small NP seconds a buy back for your company is not probably a lot of money.. so as long as you don't have a run on the bank and the fact that there is probably a very nice premium on the note in the first place your buy back is doable..
