Are you accounting for everything—taxes, property management, maintenance, insurance, reserves—and still hitting your target returns?

If you're targeting Section 8 tenants in Chicago, I'd suggest listing at the fair market rent of $2000.

Acquisition Target: $730K-$780K; ARV: $900K; Repairs: $120K.

Target Price: $575K-$589K; ARV: $630K.
