I looked at the tenant's bill for the same quarter the previous year as a benchmark and immediately and voluntarily paid half the big water bill, and again paid about a third of the bill for the quarter during which the repair was made.

Since contract for deed (when done properly) does not get recorded, nor does a deed get transferred to the purchaser until the contract is fulfilled, you will not have to "foreclose".You will, however probably have to do an 'ejectment' (in simple terms a more complicated eviction) if the purchaser will not voluntarily move out.

. :) I learned my lesson.. and if all the doom and gloomers hit the jack pot and we have a crash well i will think about stepping in and picking up the deals.. but I only buy deals even today.. and there are deals everywhere.. you just need to have the contacts to get them.
