Tenant entered property 3 weeks after lease expired!!!!!!!

My tenant caused damage by leaving carpets with excessive cat urine and vomit all over, burnt holes in it with hot coals in a plastic bucket and pretty much never vacuumed stairs, cleaned shower etc etc.She wanted some TV wires back that she left so she was organizing a painter to come and fill the holes and repaint them.

Not getting Good Tenant Applications in Pflugerville, Austin

If they can provide it and there are no other glowing red flags, sometimes it is worth giving them the chance.I have had applicants whose credit is bad due to medical bills resulting from an unexpected disease, surgery or hospital stay.

I certainly agree that this isn't brain surgery, but you do need to understand the basics of the business (I think that's what Jeff and I were both saying). What I meant is that no-one cares if you have a NR education or a Carleton Sheets education or a BiggerPockets education or a Harvard education when you run your own business.

Plastic or fiberglass are nothing but trouble. As to flooring, hardwood looks great, an certainly adds value, but it's big bucks to get it looking good after a tenant trashes it.

How to spot a freak...

I just had a freakish weekend showing a house--the first applicant was a very attractive woman who worked for a cosmetic Surgery clinic -- she had obviously taken advantage of the employee discount--she had a very nice look and way about her- & her children were nice too--she was evasive about her credit -she said it wasn't "too good"----upon getting the screening back, the records showed she had undisclosed bankruptcy, recent eviction--she said that was her sister's eviction-- it was" just in her name", the LL name she gave me was not the property owner listed on the county records--"she said that was because of a divorce and he was hiding from his wife", the child support financial records to support her income I asked her to provide "couldn't be faxed because something was wrong with the fax machine at the clinic", and she had 30 recent collections as well as 4 new court judgements-- these were" just loans and things, so how does that affect me renting your house?"
