Hey, Yes, too much time passed and the deals went pending. 

Lots of traffic through open houses and listings/pendings are comparable with a year ago (depending on the county).

Ex: combined with VT's already high 9% M&R tax, 1% local options tax, and (pending) 9% STR tax you're looking at a 20% rental tax atop an already limited 4-6 months of real world vacancy based on longer spring/fall shoulder seasons. 

It will be interesting to see what happens with the pending legislation related to bonus depreciation (passed the House and in Senate). 

A common source of Subject To deals is people in distress (foreclosure) who have a pending sale date.

And given that both are still listed and not pending, others seem to think the same thing.  

And if you're wondering about demand for that house @ 499k, 40 units in this development came on the market as part of the next phase of this development a week ago, all but 4 are pending and most didn't even hit the public market but were scooped up prior to.

And they have legislation pending that wouldn't allow you to deny for a misdemeanor after 3 years or a felony after 5.

Be cautious there are not any pending lawsuits or judgements against the entity.
