If your quote is that high it better involve a bigger SOW or other exterior repairs as well.

I am drawn to multi family homes and think I would like to start close to home here in the Twin Cities, but the more I listen and read, the less opposed I am to looking out of state. 

If there's garbage doing damage around the house or  exterior, that's something to correct or evict.  

That's about what my major renovation cost (new electrical, plumbing, new exterior and interior paint) in 2022 but I bought  in-stock cabinet, light fixtures and faucet fixtures myself.  

With its own exterior entrance, soundproofing, and hotel-like amenities, guests have a comfortable space without ever entering our living area.

Neither camera is capable of turning toward the house to view anything going on inside the residence.I am a remote landlord and wanted the cameras as a security measure to protect the exterior as well as monitor what goes on when outdoor vendors are at the property. 

Rent appreciation also tends to be higher and cash flow tends to be much better over time as rents increase more steeply, but it may take several years to spin off positive cash flow as opposed to right away.

It is my understanding that many California markets make sense from the standpoint of future appreciation as opposed to immediate cash flow.

You will likely have common area lighting (interior and exterior), perhaps heating and cooling too. 

And we replace a lot of the major CapEx like roofs, hvac, exterior paint, etc that seem to cause more headaches.
