There are those on YouTube who are very close to violating the law, if not dancing all over the line.In my opinion, the real problems originate when the buyer isn't clearly disclosing the risks to the seller, or violates the Consumer Protection ACT, or doesn't have enough capital to make the payments, or does equity stripping, (some equity stripping is legal, some is not)  12 U.S.

In my opinion though, I would not touch your rental. 

You are welcome to your opinion, but the city is mostly dangerous and not very safe. 

@Christopher Smith there are many...but in my opinion really only three companies out there that offer the ability to 721 into a large and diversified REIT that i'd feel comfortable with. 

That's just my opinion, some will say with the right deal go get that 100 unit deal
