Look for distressed properties through online platforms or local agents.

If you want to put the deposit in a out of state/online bank, then you will have to furnish a bond.  

If you want the best rate, I would find the cheapest online lender you can find where you are number 37 out of 70 for the month.

You should be able to search (if your county has online records) for your tenant’s name and/or all previous addresses listed on the tenant’s credit report.
