To your 3rd point, for a house hack, would you recommend finding a property that has some damage and needs an update to get it to its After Repair Value (ARV) or don’t worry about updating house hacks at all nor the concept of finding ARV for house hacks and just look for properties that are move in ready and can cash flow from day one?

No one can see it. 

I find that less than 1 in 10 really do much about it, but it's very rewarding when one hits that million dollar mark.

The client has experience with renovating one other property, has other properties they rent and is also a property manager. 

It's one project, that's more hands off and offers great returns. 

Wholesaling has a lot of similarities with being an agent (one of the reasons it's criticized a lot tbh) and yes, follow up and communication are absolutely essential for making it work.
