Any way to delay the official sale to keep taxes low while still maintaining a contract to buy?

Some channels like Youtube and Google have better segmentation options for real estate.Don't get discouraged.

Something I noticed that is making me doubt about making an official offer is that it seems to be in an area with high crime.  

Also, on your comment "on all channels", not sure you need that either.
