@David Benton our market in PDX were listing basically are money in the bank.. commission have dropped.. rare is a full 6% on almost any home.and in Charelston I am at 4.5 to 5% all the homes I am building here sell prior to completion and it has not been an issue.. no doubt some grumbling because of old standards of pay.

I honestly don't think you'll get a contractor, painter to GUARANTEE they can get rid of cat pee odor, if the apartment has been abused for that length of time.

Laminate was wet underneath in about a 2 foot area around that sides of the opening and when he pulled up a couple of pieces of the laminate there was a strong urine odor.
