If your objective is a given gross profit then you may be forced into doing higher risk, but less competitive and higher profit flips to achieve your goal. 

I would advise you to approve this applicant unless there is a strong, objective reason not to - such as eviction history, a recent criminal conviction, or their income (including all disability income) is less than whatever standard you have used for all of your past tenants.  

But then I get shiny object syndrome and start looking at STR potential in different markets, or maybe trying a BRRRR around here.

You won't have an objective helper or a second set of eyes to catch things.

But, we still hire outside to make sure we don't miss anything.If we had not hired an inspector when we first started, we would have not caught countless items, and would have overpaid on every deal.If you're going to hire a property manager, and expect them to give you an objective analysis, good luck.

Once you've determined your objectives, look for markets preferably close to yours with active job growth, population growth and an economy without too much fluctuation.

My next question is "If money were no object, what would your calendar look like next week?". 

You can object to the results of the inspection, and get out of the deal that way.

Even if you view yourself as a passive investor, I always recommend investors take a hands on approach with their earliest properties as it lays a helpful foundation.With respect to turn key operators, I've personally found their objectives to be at conflict with the objectives of investors like yourself.

I’ve handled the sale of plenty of properties by BK trustees. if the court believes the price is fair and there are no objections, the court approves the sale.
