I have taken many walks by the Falls in the winter and there are very few people around. 

Second, people with criminal records are in need of housing and have made great tenants for us.

Everything checked out.They claimed that Estate Legal helps people through the probate process—especially those with a living will or those who’ve moved into a nursing home and need to sell their house.

The property is only 9 years old so that's why I put only $10k also, they are opening a new company that will employ thousands of people nearby so that's why I put a 6% income growth and only 3% expense.

We are newer to fix and flipping so if anyone has any good companies/people to recommend, that would be appreciated!

These are just deals I have invested in with other people. 

They sell you a package to enter and then find you people to stay and never paid you back!

North side Chicago I have never even had to give a tenant a late fee and none of the tenants I have placed for clients have ever given them issues either, properly picked people pay like clockwork on autopay.

Well, this my opinion, if you like unpredictability, constant change and people/contractors with no regards to you or your property then "YES" flips and STRs are the way to go...LOL....I love it!!! 

About half the people I talk to are investors looking in that area.
