I've noticed that going to brokers usually leads to the same wholesalers so it's not as useful.

I've been analyzing the market for only about a month and a half and noticing that prices of multifamily and single family homes are resulting in a PITI payment that is entirely way too close to competitive rent prices to justify investing for cashflow.

Notice, I am NOT stating that the transaction needs to disclosed to the lender; just that a lender should not be given false information.  

In previous threads I noticed that the vast majority of posters who believed subject to transactions were blankety bad identified as real estate brokers.

Just expressing timeline as I best understand it.Contract Jan 2022Lot Purchase Feb 2022Completed permit package submitted to city June 2022.Construction permit approved by city August 2022.Alt Seawall permit approved by city September 2022.Closed on financing September 2022.Lot scraped November 2022.Fill dirt brought in December 2022.Status update of "Ready for underground plumbing" from builder February 1, 2023.According to city portal, "Notice of Commencement" not completed at the time of this post, no indication of underground plumbing at time of this post (April 1, 2023).  

I’ve notice on Redfin right now there are a few 2 families that have been on the market for more than 60-100+ days.

The property I am on with them has been neglected to the point I received a notice of default.

They are essentially hoping you don't notice all these little maneuvers and that you look to the bottom of the page to see a positive cash flow.
