I recently added a half bathroom out of existing space in a very high cost market.  

Unfortunately, the previous owners used the same lease for this garage space as they used for the residential units. 

To me, this is an easy non-renewal.

Scott Johnson refuses to comply with an arbitration and non disclosure agreement with us, we have offered him to enter into binding arbitration, which is required per our terms of service and agreement he signed. 

This normally would not be an issue but the cost of the water/sewer is extremely high in this area and specifically because the meter is a one inch, the costs are much higher than a normal 3/4 inch on a non-duplex. 

@Brandon Stelling I would recommend reaching out and connecting with various commercial brokers who specialize in each of these spaces.

Due to current interest rates, many CAP rates are much lower than they should be and usually there is only so much price discount a non-delinquent seller will be able or willing to offer.
