If there is not an HE machine then there should be one, I know some people don't like them but it uses about a third of the water, that could be your issue.

He mentioned there should be an H clip but two 2x4's would fix the problems.Should these items be of concern?

The last one I sold in 2005 :-) sold for $229K in a NH town that was 1/2 hour away from a grocery store, and was only a 1196 SF ranch.

I have a formula on each line that adds up all the categories on that line, compares it to the receipt total on that line, and prints "ok" if it adds up, or "ng" if it doesn't - this provides a check on my work of splitting it up.  

@Richard Xyminies If you're going to do this the right way, you should look at an H-06 Condo insurance policy if you're living in the property, if it's strictly a rental, the standard Rental property insurance will work, then make any tenant purchase Renters insurance as a requirement of the lease.

@Micah Ng you can reach out to any listing agent with an active MLS and request the rent roll and expenses (which it seems you are already doing).

It has worked so far, but I am in the process of installing an on-demand NG HW system.
