We dug the foundation, the pad was all set to go, the exact correct elevation etc... and then it rained like crazy for the better part of a month and now the whole site has turned into a rutty claylike mess with a ton of water in it. 

I like the rent option in this case, but I would likely look to add an additional camper pad on the land that I could rent either short or long term.

I have the inter-workings down, and it works on my touch-pad however I am having issues with the iPad version as it doesn't like the Macros so much. 

When I peeled back the carpet on a different upstairs unit, the padding underneath seemed fairly thin, but I'm no expert. 

Professional park owners will tell you to only consider the pad rental in evaluating a park investment. 

My suggestion would be to send the security deposit claim for the anticipated refund minus what you anticipate the bill will be (historical average plus some padding). 

I'd like to scale that here in the next little bit to pad and cushion every month.

The developer will perform per the workletter in the ground lease that details out HOW the out parcel pad is delivered to McD.

This one asset will not make or break your portfolio, like you said it won't even cash flow well so really it's in the portfolio to pad the number of houses in the portfolio.On the other hand...170k pretax is around 102k clear after short term capital gains tax.That 102k gets you liquid and keeps the journey going.
