Here's a quick "laundry list" of lease paragraphs...this is not all inclusive as each lease may be modified and negotiated by both counter parties....but it should suffice to kick start a discussion....Firstly, Keep in mind that the laundry vendors have written the leases they prefer to use and generally it's written to their benefit but if you read the leases carefully you'll find there are areas that are negotiable and non negotiable.

You will never be able to gauge "which is better" vs Brrrr, flip, STR, MFR, SFR, modified flip, C4D strategy etc because none is better or worse than the other they are just DIFFERENT and different operators have different success's at each. 

Because of those concerns I think that a modified Brrr makes sense so that acquisition and rehab is covered in cash and ending with a low debt to income ratio.

The idea that KT is always illegally modified.

The factored base year value (FBYV) of real property is the market value as of 1975 or as established when the property last changed ownership or was modified due to construction.

There is talk about 1031 Exchanges being challenged or modified nationally to help the federal coffers.  

But I'd encourage to modify yours rather than cash out. 

If you can modify your hours that will increase your availability to prospect, or tour homes, tour open houses on the weekends etc.

Would need to know a bit more about your situation, but we have done something to help investors modify their debt service on portfolios.  

Because you'll likely be using barely enough mortar for repair jobs like this, t's usually wise to use the most highly-modified and expensive thinset mortar you can afford for this sort of thing.Let the installed tile set for a day and then apply premixed mortar with a putty knife and your finger (and perhaps a float) to fill in the gaps around the tile.From Moderator: Personal insults add nothing to the discussion.
