Just so those newer to syndicating (like OP noted) are aware that there many flavors of syndicators, and that "who" is running a deal may not be who one thinks it is, depending on how the items are enumerated.

Please note that contrary to common belief a lender can NOT prohibit a transfer, they could only declare such transfer a item that allows them to accelerate the note.Up until now, very few notes have been “called” due when title has transferred.

Most syndicators are not very motivated to put together profitable deals because they make money by putting together the syndication itself.As I've mentioned, not all of my passive investments have done great, but in aggregate they have done better than average because none of them have any of the items mentioned above.

I always make sure that the properties are cash flow positive, but the large bulk of the money I make from them is from the other items (appreciation, debt paydown, tax benefits, etc).

Lastly, I make sure that we are double checking and doing proper due diligence - I walk the property and do an in-depth investor walkthrough for them, we do a home inspection, we have a licensed GC to walk and write up an itemized bid, etc.And to answer the last part of your question, one of the hottest markets is Columbus Ohio!
