Prior to September 30th (the "in service date"), I purchased a new oven/stove, microwave, refrigerator and washing machine.After September 30th (the "in service date"), I purchased a new hot water heater and dryer (I thought I had adequately repaired the hot water tank and dryer, but I had to replace them for the tenant).Questions:(1) May I use the de minimis safe harbor or bonus depreciation for the appliances purchased before the in service date?

We also have a clause in the lease that the tenant is responsible for all appliance repairs (not furnace or air) which includes stoves, fridge, dishwasher, and microwaves.

It is tough to live in a place with no working toilet or shower.When I did my kitchen I moved the microwave to the basement along with the necessary kitchen dishes since there is a deep sink down there.Clean up after every small job.

Evidently just some repair for the roof...still trying to figure out the range/ microwave issue...I do agree there needs to be a venting mechanism in place and it appears that " someone "did not install a new microwave correctly....Id like to swap out the carpet for a nice scraped wood laminate....a nice new coat of paint..some other aesthetic and cosmetic upgrades to really make it stand out!
