The HEI/HEA is not feasible because of the percentages most companies are wanting to take (some are over 50% of the appreciation from the date of the HEA).The biggest question is that we'd be losing our 2.875% rate, which will be paid off in 15 yrs.

consider the opportunity cost of doing this#1) sell house for cash or to a buyer with their own financing from a bank, etc and you get 315K at time zero, you invest that at historic SP500 8.4% return over last 220 yrs and it grows to $3,541,514.46#2) do owner financing and you get 100k up front that invested at 8.4% grows to $1,250,000, plus you get your payments at $1400 x 360 months or $502k, invested grows to $3,265,000 total including the 1.25 mil aboveso you come out 300k better not doing it and you don't have to service the loan and all the other risksremember banks don't even carry mortgage notes after origination, they dump them onto the US taxpayer via illegal-unconstitutional havens like Fannie/Freddie/HUD, and for last 15 yrs the FED has bought every MBS in the country, which frees up the Banks capital to do it again and make the real money on churning the points and feesplus will next 30 yrs have higher inflation than last 30 yrs?

Of course these days , HUD does not publish all of the bids(they stopped 8 or so yrs ago) so you will not actually know if that extra couple of dollars make the differenceI did state a couple of months ago that I was not seeing bids being accepted below the 87% of current list price.

However I'm just looking for a "vibe" from some pros, experienced investors or people familiar with the area out there who'd be willing to give their 2 cents of the potential value with some caveats/details of the home as follows:- 2022 Home Appraisal valued home @ $1,100,000- 1st 2BR duplex unit rent=$2800, 2nd 2BR duplex unit rent= $2150, 1st 1BR unit rent=$1950, 2nd 1BR unit rent=$1800- All units have washer/dryer- 3 of the 4 units have been upgraded (new floors, appliances, etc.) in the past 5 yrs.- Both boilers installed new 2017- Both electric panels upgraded 2015 - Shared Backyard access for bottom 2 units- No Parking, No Central Air- House built before 1900- Roof about 20Yrs old- Assume Fed cuts rate at least .25 point later this year Any thoughts would be appreciated.

@Brett Deas,there are several factors here:First, if your investor base is used to specific assets, where they have full(ish) visibility of the asset, convincing them to invest in a blind pool fund is hard.Second, it looks like you graduated high school a couple years ago, so presumably your track record is only 2 yrs old.
