@Philip Klinck real estate cycles its never the same..the melt down create unprecedented buying opportunities that many who were new to the industry took as normal... and now when markets correct and normalize they look at things as tough or too high priced etc.. when in fact this is what most investors who own property want to see..

WELL wait a minute we are in a housing slow down NO question , I mean there is no question sales are down 5 to 10% in most markets.. but its not like last time the media is staying real estate is not going to be the big driver of a recession.. there for logic indicates no major melt down on prices and those that are waiting could be waiting and they missed out on the best interest rates ever..

You must tear out any damage, you must treat every inch to get rid of smoke smell, and finally piping or wiring may not have burned, but it may have melted and need to be replaced.

The tenant has kept the place in great shape except some melted siding from a grill ($100-$300 repair)The tenant is a law graduate student and works at a firm, said all the lawyers at her firm said she has every right to move out and not pay rent.She also wants her full security deposit back as well.Should I just let her go and cut my losses, or should I deduct her security deposit and sue her for rent?
