Here are the Positives:Upfront Payment: The tenant’s offer to pay the full year of rent upfront, along with the deposit, shows a commitment and provides financial security for you in the immediate future.At least She was Honest in Her Communication: The tenant has been transparent about her situation, which can be a positive sign of reliability and sincerity.My Negative Concerns:Her Future Financial Stability: It's only a one-year lease, if her medical condition and financial condition should worsen (Heaven forbid), you may have to face her wanting out of the lease earlier than the 12 months and eventually you may be faced with having to decide not to renew the lease (after her 1 year contract is expired) based upon the sad news of her condition becoming worse, (Heaven forbid).  

I currently own a portfolio of self storage facilities in my county but I'd like to invest outside of my area.

I was managing a self-storage facility for someone before I bought my own facility, so I had the experience first.

The first building will be a 458,018-square-foot facility with space for quantum computing and cryogenic equipment.

USPS contract workers building a robot to sort mail, Travel Nurses, Professionals relocating, A medical group rotating out their new surgical Dr. residents for training in jax  :) A husband of 33 years that got pushed out by his wife - hoping to go back.. but he is still renting from us ...yikes - no judgment! 

- Lots of Equipment (R&D Facilities, Car Washes)- Gas Stations (100% 15 year properties)- Movable walls (self storage)You can find anywhere from 15-35% of the purchase price of a typical apartment complex is this type of property.More of it means less tax for you from higher depreciation amounts!

Perhaps not the best example, but  what you are doing is no different than a medical patient who walks into 6 doctors offices with a broken finger asking to be treated with radiation.

Traveling professors and medical professionals would probably be my target avatars.I am biased though toward MTR as a strategy, and it's not without risk to spend a couple grand converting an empty LTR into an MTR, so consider all of your options carefully.

Also it would mean I get a different tenant pool for example travel medical professionals, displaced people due to insurance claims, digital nomads, etc and I really want to expand my knowledge outside of long term tenants and challenge myself to have a diverse portfolio of real estate!
