I do know some people who do a fair number of flips and will sell some of them, but it's still a tightly knit group that's difficult to break into from out of state, especially if you're new to real estate in general.

New baby or not, you have to still tend to your knitting if you're going to be a landlord.

If I want a tight knit friednly neighborhood, ask if everyone knows each other, if they do then you can ask about turn over, are they happy there, how is the management, any block parties?

I like what I do now.. close knit group of investors.. close knit group of vendors.. no advertising no website no facebook no linkdin no twitter none of that junk :).. play around on BP .. try to help if I can based on what experiences have transpired in the past.. its all good.

They will knit-pick every little thing and further knit-pick your attempts at correcting the infraction.

I'm sure things are very different on BP now, but (as a late-comer) I still get a hint of how tight-knit the community was through many years, and that still carries through in some form today.
