That said, many of the issues you pointed out have more to do with the policyholder than the product often times and ironically are parallels to what I'm certain to be issues many of YOUR clients face (inability or lack of desire to understand finances, nuances of financial planning, budgeting, investment options, taxes, retirement planning, estate planning, etc.).

I usually just look up the real owner in public records, skip-trace their contact info, let them know someone is trying to use their land for a scam and offer to put a sign up at the property that says "NOT FOR SALE" (ironic for a real estate agent right?).

Appreciate some feedback.I had a tenant, ironically also in Gaithersburg (hope it’s not the same person because she was a pain in the *** lol) but she wanted a new carpet we paid half, she paid her half via us uppping the rent $50 over what it otherwise would have been, so that’s always a creative option, however I wouldn’t want gas at my property if I could avoid it, always a risk of a leak or worse so I’d probably lean towards saying no to this specific request.

If you decide to do it, make sure you a) have tons of insurance, b) have an iron-clad, airtight contract.The obvious risk is that your arbitraging renter hits a downturn in the vacation rental market.
