And while I agree that debt is often the cheapest form of capital, if you are looking at a project that involves some form of value-add business plan, you can always refi either when rates come down or you have increased the yield on the asset to exceed your interest rate.But like Stuart noted, for many groups, even the most seasoned syndicators, raising call cash for their deals is effectively impossible.  

In addition, the book keeping and legal involved with a syndication process is greater than if partners are not involved.  

There are a few options(1)You can get connected with the larger wholesaler firms in the area (2) go through PCPAO site and skiptrace the buyers of similar properties as yours, (3) hunt down the agents involved in the sale of properties similar to yours or go to local REI meetings and pitch it to the investors there. 

These are great for experienced flippers who can handle the tight timelines and costs.Private investing usually involves individuals funding your deal, like friends, family, or networking connections.

Anything beyond that makes me wonder if he might stay too involved.

Most lawsuits against landlords involve wrongful eviction, security deposit disputes, and Fair Housing Violations.

If no response contact the State Banking group and get them involved.  

Find an older one who'd rather sit back and get the interest than the higher return higher involvement of another flip.

That may or may not involve a trust.
