I had inspections on my first 2 property purchases but I've learned a lot since then and I never do them now because I'm now knowledgeable in foundations, roofing, termite damage, water intrusion, hvac systems.

On the other hand I would say over 70% of our clients do come and visit and want to see the physical home, the process form A-Z, we encourage it and I encourage investors on BP especially first time investors, put boots on the ground, visit the operator and be intrusive.

The latter would be better for your basement.We do not have a/c anywhere near the basements nor do we plan on it.The air infiltration in this old house is high but is something we can't correct so we live with it but the moisture is constant because of the basement geology (hand dug) & very large.This concept is obviously for old basements that have significant dampness due to water seepage/intrusion rather than simple humidity.
