As rental rates increase, cash flow becomes strongly positive.  

That then registers the property at a new “base rate” and your future rent increases all be “base rate” + Inflation as guided by the town.

I don't think I could justify custom cabinets for a $1500 rental. 

AND Its my contract the customer signs .

in a stick frame market and one of the cheapest markets to build we build with margin at $190 or so a square foot. that will go up over time about 5% or 10% a year to keep up with new build price increases. we are buidling a 3 story walk up and source some of the lowest priced crews.

Do the schools have increasing or decreasing student enrollment?

I don't remember the exact cost when I did it but I remember thinking it was cheaper than expected.I didn't see a comment mentioning that you should just include utilities in the rent and increase it based off that so I'll be that guy.

Since the last report, we have seen a significant increase to Median Price of New Listings, from $227,950 to $241,450.
