Plus funding is readily available and deals need to mature a few years before profits emerge, so why would a turn key provider not just keep a good rental property.Our inventory is so low in Milwaukee, that sellers don't have a reason to give a discount. 

Then find matches for that product that you are able to buy at a discount. 

Vs her current super-chill life, get's special discounts all over the place for being "too poor" and all the while can work cash jobs when wants extra, keeps her bank account low, plays the game to get here "free ride". 

Consequently you either sell to the least qualified owner occupant imaginable, likely pay 6% seller assist, get crushed through the home inspection process or come to the conclusion going through that process 4 times is not worth the hassle and find an investor to purchase the homes as a package at a discounted price.

Bonus, since you are licensed a lot of folks don't want to sell at a discount.

Definitely a discount but I don't see a third or a half at all.
