@Somesh MukherjeeIf you are looking at investing in the cleveland market I would recommend being in areas on the West Side of Cleveland like West Blvd, Cudell, Old Brooklyn, Clark Fulton, Edgewater, Jefferson, and Brooklyn Centre.

Upon BP member recommendations, my husband got his real estate license which now helps increase our access and decrease our transaction costs.

If you are familiar with this area, any further recommendations or resources you are willing to provide, I am super grateful. 

Also, I grew up in the Rochester area and if you want to be investing in real estate I'd recommend you get out of NY now while you're young. 

It is a great market but highly recommend partnering with an agent who knows the market and has experience dealing with investors as location is key.

There is statutory, and now Fannie/Freddie guidelines, that exempt many transfers from being subject to the Due On Sale Clause...asset protection/estate planning purposes are covered.Why Use LLC when an Umbrella Policy Does the Same?

@David Lewis I recommend reading “Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Rental Properties” - I found it to be very helpful when I got started investing 2.5 years ago.
