When people do this, they tend to “twist” their thinking a bit and sometimes buy things because they were going to live in it, not because it is actually a great “investment”.If you find something that is a great “investment” and then you decide you could to live in it that is ok… All I am really trying to say is… Don’t let your personal feelings enter into the picture…

Then there is a tenant down in a makeshift illegal basement unit (4th unit) that is paying on time, but I cannot continue letting him live down there if I am going to get a rental license from the city.I am meeting with the non-section 8 tenant who is not paying their rent, and the illegal basement dweller today, and was looking for tips on how to gently explain they need to go - and soon.

Even in untreated lumber, like joists, you may get twisting and lose structural integrity.Electrical connections don't like water, especially salt water, that includes low voltage circuits as well, HVAC controll, security wiring, door bell, cable and phone.....all wiring.
