I've looked at google earth and "driven" down the road virtually and mine doesn't appear to be on the best street, but I have nothing to base it on since I've never been there.

A base hit with virtually no risk is a fine place to start.

Building these relationships virtually takes time, but it’s all about trust and keeping the lines open.

I made above market rate rent over 2 years and I vaguely can deduct how much they grossed and they were probably negative cashflow a little as the business became less lucrative but with all the nice furniture they invested, it should be either breakeven or lost money.

There will most likely need to be updates to some of the furniture and probably the linens.
