Several iBuyers are freezing up acquisitions at the moment, those on low cash reserves are frozen up on acquisition, interest rates are on the floor, retail buyers are too shaken to contemplate much more than just doing a refi and riding it out.

So, if tenants, potential tenants or potentital Airbnb guests haven been laid off or just have seen their wages/hours reduced, I'd expect:a) lower rents (therfore lower ROI, regardless of leverage)b) increased bargaining power for tenenatsc) higher vacancy rates, specially for vacation rentals or mid-term rentals (remember, corporates are already in wartime economics, so sending teams abroad will not be a must)The sales markets is basically frozen.

As a commercial investor who raises private funds; its very hard to let someone exit in a time like this as the investing market is often frozen in a time like this.

You can get fix/flip loans, but non-QM loans are frozen at the time of this post. 

Rents are frozen in place and in a number of cases declining to create an occupancy buffer to hedge against unexpected skip/lease break/income shortfalls.

The broker is telling me that all lenders have frozen lending due to market conditions.

Do we run into the risk of having the heloc frozen on the primary/vacation homes on a down market when having negative equity, what are your thoughts on that.
