The first thing to know is that the 1031 Exchange Qualified Intermediary industry has no licensing or regulatory body. 

I think long term it can make sense especially if you can 1031 exchange into something down the road. 

Lots of options as far as raising nightly rates as other STRs shut down, converting to MTR or LTR or doing an exchange to another state.

A 1031 exchange is NOT available for owner occupied property so that’s the bad news.The good news is for owner occupied primary residences, for married couples, the first $500,000 of pain is tax free.No need to worry about a 1031, live in the house, sell it, use the $500,000 exclusion and you pay KP tax on whatever profit may exist,2.

I mean they get done but its so foreign to what I am used to.

I don't think US based banks are allowed to accept any foreign currency as is (deposits, payment).

Otherwise you could be wasting your time.I have clients from CA and NY do exchanges in GA and other states.

If you want more cash flow and want to walk away with more of the 80%, perhaps identify another market and do a 1031 exchange so as to not pay capital gains taxes.  

Most foreigners, including investors, pay cash.

You are fortunate to be able to do a reverse exchange.
