There are much better places to invest, that are somewhat nearby.

Craigslist wasn't pretty, but it was easy to use, and it worked (I found lots of great tenants via Craigslist) ...unfortunately, over the years, Craigslist produced fewer and fewer tenants, and more and more spam.  :( These days, nearly all my new tenants come from Facebook Marketplace.  

Especially if the other kids follow suit, they'll likely need some kind of housing for a significant period of time nearby so buying now wouldn't be the worst move. 

My experience with such properties was I looked over a number of them, including smaller towns, on  main streets, and nearby main roads.

I am looking into markets that have a military base near by. 

And therefore competition among tenants can create significant challenges, like...Businesses may struggle to establish a unique presence and loyal customer base, and a lack of profitability due to nearby competition will likely lead to higher tenant turnover.

Hi All, my wife and I are based in Ojai, CA and are looking to invest nearby, primarily near Ojai or the Ventura County portion of Malibu, but possibly Santa Barbara County for the right property.

With my interest in learning more I have researched or looked for jobs nearby but I have noticed that the design community in Eugene is fairly small and most seem to only be a one person job.

Also, one thing to consider is if there are other two story homes near by?
