I am having trouble trying to figure out how I can jump into investing, keep up with my W2, be a good mom/wife, and everything in between.

If it keeps getting out of hand then I would then send a notice to quit to the troubling tenant. 

I don't personally own any properties leased to housing choice voucher recipients but heard from others who are having trouble leasing their properties.

Think about all the extra time trouble and cost it takes to turn an ordinary house into a vacation rental...just my two cents though...

A few years ago there were some agents that got in big trouble for wholesaling unethically in Colorado, but I haven’t heard about anything going on here recently.  

If you don't feel it's worth the trouble then you may choose to move on from it. 

If they have trouble with making rental payments, they need to start improving their skills and look for a higher paying job or double down and get two jobs.

I house hacked both the properties I have and thought I should put them into LLCs for liability purposes, did not realize that I would have trouble getting a HELOC in the future.
