Frank if you are coming into the Florida Market, I would try for a long term rental first and get your feet wet.

Assuming the area you do arbitrage in is not a seasonal area and have demand year round with maybe some fluctuation.

Then, the program is designed to help people get back on their feet not subsides their rent forever like other programs.

And yes, it may be a good idea to work for a wholesaler first to get your feet wet.I don't think it's necessary to spend money to get your real estate license first. 

Throw in some extra costs like moving expenses, professional photos (a cost the STR PM may also need to pay depending on the quality of the existing photos), renter's and lessor's insurance and a listing on furnishedfinder to round out some of the start-up costs.

I live 2 blocks away :)  I had another one in Portland proper same thing you could not get in it stunk so bad you could smell it from 15 feet away as you walked up..

hello,i just purchased a property.  One of the closets has this hideuos foam column.  I have no idea what this is.  Any idea what this is, and any recos on how I can cover up this foam column?

The vacant lot next to it was purchased in 2005 and encroaches 26.5 feet of the house.

Also, it seems fairly safe for someone like myself- looking for a first investment and of course building wealth, but perhaps even more, trying to "get my feet wet" and learn the processes while getting a feel for real estate.

Either way, my goal is to finally get in the game and start getting my investor feet wet.
