There is a great origami-type modular builder up in the bay area who has mastered production line modular structure building and erection.

I'd also accept many of the small duplexes in the area erected at the close of WWII for returning GIs.If you get a portfolio like that together, with tenants you've put under the microscope, working with the right people in the right agencies, yeah, that would work.

. - Developable land: Vacant land is the most speculative real estate investment class, good evidence of that is the duration the current owner(s) have had title and that nothing was ever created or erected.

They actually hire these out of state guys to fix the sloppy jobs of local workers who screwed up the erection of their buildings, so i don't really buy into that they will be cutting corners by hiring unskilled mexicans to be competitive

Licking County.There is a ton of labor coming to build it out, including a bunch of specialized folks once the building itself is erected.

Building and erection run for 9 months.Most of your Interest cost during construction will be in the Building and Erection since that is where most of your borrowing will occur.
