Cost of rehab is a few months and around $10k I think — I'm waiting for contractors to look at the property to verify this for the things that I don't already have a good handle on the cost for. 

@Jorge Caceres Is this with electric baseboard heaters or  heat pump/minisplits.

When hanging, the contractor will spread the Green Glue on the new panels in a random pattern with a caulking gun.

And the exit strategy with RE is much more difficult if you buy a property doesn't align with your goals.I completely agree with getting reps in real life, walking properties, talking to contractors and investors.
