I definitely get most of my information here + my software email updates usually keep me pretty well informed. 

Vacant SFH, absentee owner, 100% equityYou send a direct mail or postcard asking the seller how much they want for their property. 

When they are approved, I will tell them again in their approval email and verbally.

Find a wholesaler and get on their mailing list as well not just realtors.
